Fire Risk Assessments

Under UK law (the Regulatory Reform (Fire Safety) Order 2005), all businesses and non-domestic premises must have a current Fire Risk Assessment (FRA). This includes communal areas of apartment blocks and HMOs. Our qualified assessors conduct detailed FRAs to help you meet these legal requirements and protect your occupants.

What is an FRA?

Our reports explicitly address the latest regulations. For example, under the Fire Safety Act 2021 all multi-occupancy residential buildings must include in their Fire Risk Assessment (FRA) the building’s structure, external walls (cladding, balconies, windows) and doors between flats and common areas. We ensure these elements are checked during our inspection. An FRA includes:

  • Determine the maximum occupancy and who is at risk (staff, tenants, visitors).
  • Identify all potential fire hazards (ignition sources, fuel, oxygen) and risk factors on your premises.
  • Assess the building’s compartmentation, escape routes and existing fire protection (alarms, extinguishers, emergency lighting, signage).
  • Review evacuation procedures, staff training, and fire safety management in place.
  • Produce a prioritised action plan: we use a simple traffic-light coding to highlight urgent issues versus lower-priority items. This user-friendly format, complete with annotated photos, makes it clear what safety measures need improvement.

Every Fire Risk Assessment includes a site visit and walk-through of the premises, followed by a written report.
